Zoning & Land Use Code Updates Coming

The Town of Greenville is updating its zoning code to reflect the recently adopted 2040 Comprehensive Plan. The Zoning Code update will adequately address relevant community issues and be a tool to implement the long-range plan.

WHAT IS ZONING?
Zoning is a tool many communities utilize to govern “uses” (e.g. residential, commercial, or industrial), the size of buildings, and how buildings relate to their surroundings, including other buildings, open spaces, and the transportation system. In the U.S. zoning began as a tool to separate uses from one another, and in particular was used to separate more impactful uses (manufacturing) from more sensitive uses (residential).

HOW DO ZONING CHANGES AFFECT YOU?
Zoning impacts land uses all around you. Effective zoning improves our quality of life & property values.  This comes in the form of diverse housing types, a variety of land uses, open space preservation and multi-modal transportation options.

Did you ever want to have backyard chickens?  Or maybe your concerned about your neighbor having backyard chickens.  Zoning laws regulate this.  Did you every consider building a shed or maybe a second detached garage?  Zoning laws regulate this.  Or maybe your concerned about a business locating adjacent to your residence.  Zoning laws again regulate the use of lands in our community.

HOW CAN I STAY INFORMED AND INVOLVED?
