Zoning Code Updates & District Planning Efforts

The Town of Greenville is updating its zoning code to reflect the recently adopted 2040 Comprehensive Plan. The Zoning Code update will adequately address relevant community issues and be a tool to implement the long-range plan.

WHAT IS ZONING?
Zoning is a tool many communities utilize to govern “uses” (e.g. residential, commercial or industrial), the size of buildings, and how buildings relate to their surroundings, including other buildings, open spaces, and the transportation system. In the U.S. zoning began as a tool to separate uses from one another, and in particular were used to separate more impactful uses (manufacturing) from more sensitive uses (residential).

HOW DO ZONING CHANGES AFFECT YOU?
Zoning impacts land uses all around you. Effective zoning improves our quality of life & property values.  This comes in the form of diverse housing types, a variety of land uses, open space preservation and multi-modal transportation options.

HOW CAN I STAY INFORMED AND INVOLVED?
There are three areas the Town is studying which include the Heritage District which is centered around the intersection of State Highway 15 and 76; the Urban Core District which includes the major state and county roadway corridors; and the Gateways which include the main entries into the community.

The project’s success is dependent on input the Town receives from the public.  The Town wants to know what you are thinking as your input is valuable.  Please visit our project website to learn more about the project and share your thoughts, ideas and opinions.   https://hkgi.mysocialpinpoint.com/greenville

Additionally, the Town Board and Town Planning Commission are working together over the course of several months to review and draft a fully recreated zoning code.  Residents can learn more about this effort at an upcoming public involvement meeting or they can attend any one of the public meetings being held to discuss and deliberate changes to the zoning code.  Visit: https://bit.ly/2oeOqqL to stay up-to-date on the update process, get meeting agendas and minutes and for future public involvement opportunities.
